Monthly Updates
The following updates are excerpted from the City Manager Briefings. The latest reports will appear at the top. Clicking the thumbnail pictures will link to a larger version. News Releases are listed below the Monthly Updates.
January 2010
Window frame work install has begun, painting has begun on both the exterior and interior areas of the building, drop ceiling framing is complete in the rooms back of stage and drywall install continues throughout. Chilled water lines have been run from the chiller to the mechanical room. Final grading work on the site is near completion. The contractor has dried in the roofing and is now trimming out connections to walls. The loading dock at the south end of the building will be poured by the end of the month. The exterior Aventura Arts and Cultural Center signage layout is being finalized. Comcast has installed required conduit for service to the building. We are still waiting for AT&T. The Arts in Public Places Advisory Committee chosen artist has selected the Terrazzo colors and final costs between the artist and terrazzo contractor are being finalized.
December 2009
Stucco work continues on all building elevations. Metal decking for the seating ramp is will be complete this month. Wall and door framing in the lobby and administration area is progressing well and drywall install has begun in some areas of interior rooms. Lightweight roofing is being placed over the seating area and green room areas. The roof slab for the outdoor covered walkway has been poured and steel roofing of the Porte-Cochere continues. Most of the HVAC equipment will be delivered to the building this month. Window and glass walls have received product approval. Comcast has installed required conduit for service to the building. The Arts in Public Places Advisory Committee has chosen an artist who is finalizing the Terrazzo design for the lobby areas.
November 2009
All structural roof members are complete. The cat walk over the seating area and loading walkway is complete. Stucco work has begun on the north side of the building. Lightweight roofing has been poured over the lobby, mechanical room and administrative offices. Columns for the outdoor covered walkway and forming of the Porte-Cochere is progressing. Wall framing and insulation is 90% complete and the HVAC chiller was set. Roof drains are tied into the drainage system and the underground fire main is complete. Transformers and switch gear have been installed in the mechanical mezzanine. Window and glass walls have received product approval. Comcast has installed required conduit for service to the building. The Arts in Public Places Advisory Committee has chosen an artist who is finalizing the Terrazzo design for the lobby areas.
October 2009
A theatrical preconstruction and coordination meeting between contractors, designers and staff from Broward Center for the Performing Arts was held. Clarifications were made on the design intent of the building ensuring that all theatrical components (stage lighting, audio/visual & seating) were properly coordinated with the respective building trades. Concrete beam pours over the seating area and stage area continue, that will allow roof work to begin. The HVAC chiller unit will be set on the roof by the end of November. Parapet wall work will continue around the building at various elevations for the next three weeks. Wall framing at back of stage and in the lobby baths is expected to commence the first week of November. Lobby glass wall work is expected to begin by mid November and interior lobby stairs will be poured by the end of the month.
September 2009
Vertical construction of the building remains the critical construction item and it will be completed in time for the scheduled topping off ceremony. Concrete slab pours; steel install and roof decking are following progression of vertical construction. Fabrication of AC chillers, air handlers and fire protection equipment is progressing and will be delivered to the site in October. On site and off site water, sewer and drainage system main line work is substantially complete. Underground electric and plumbing is also complete. Both AT&T and Comcast have been on site and familiarized themselves with the requirements to provide service to the building.
August 2009
Steven D. Clark, the former Director of Operations for the Miami Beach Convention Center and the Jackie Gleason Theater, was hired by PACA as the General Manager. He began work earlier this month.
Construction Update: Structural steel member install for building roofing and at back of stage is complete. Concrete beam pours around the lobby area is also complete and administrative area roofing install work has begun. Water, sewer and drainage main line work is substantially complete. To avoid damage, final asphalt work on NE 188th Street will be completed toward the end of the project. On August 28, 2009 one artist will be selected by the Arts in Public Places Board, together with their proposed artistic surface design and it will be incorporated into the terrazzo flooring of the AACC.
July 2009
The Arts and Cultural Center Advisory Board met this month and approved the recommended Rental Rate schedule and discussed programming options. Interviews for the General Manager's position were held this month. Steven D. Clark was hired and is anticipated to begin working in August.

On August 21, 2009, one artist will be selected by the Arts in Public Places Board, together with their proposed artistic surface design and it will be incorporated into the terrazzo flooring of the AACC.
June 2009
Exterior wall, column and footer construction is progressing well and pouring of concrete flooring slabs is complete. Plumbing and electrical underground work is complete. Thirty five (35) artists submitted applications to incorporate art work into the proposed terrazzo flooring. May 2009
The walkways, east site wall footers, subfloors and the seating perimeter concrete
installation is complete. Fill is being trucked to the site. Footer stem wall pouring and
grouting is expected to be complete by the end of the month.
April 2009
The Building Department has issued the construction permit and the Notice to Proceed
was accepted by the contractor with an April 20, 2009 construction commencement
date. A one year time frame has been provided for completion of the project. Footers for
the concrete walkway on the East and NE portion of the site and the seating area wall
footers are being laid out and will be poured on May 27, 2009. Dade County Arts in
Public Places has finalized the “Call to Artists”- Request for Proposals.
March 2009
The contractor is in the process of obtaining close out of the Phase I Demolition Permit
with the Building Department. The City of North Miami Beach, MDWASD and MDCDERM
have provided approvals to Phase II construction drawings. Drawings are
currently under review by MDC-Fire and are anticipated to be approved this week and
then be submitted to the City Building Department for review and issuance of the
Building Permit. We expect construction to commence the first week of April. A one year
time frame has been provided for completion of the project.
